The OKC Flip Report is sold by Dark Matter Syndicate LLC, Oklahoma City, Oklahoma. By buying a report you agree to these terms.

What you get

A one-page report built from the numbers you enter and the lending terms shown on the report. It opens in your browser right after payment, and the link works for 30 days. The price is $34, charged once. There is no subscription.

What it is not

The report is arithmetic on the numbers you enter and the lending terms it states. It is not an appraisal or valuation, not a USPAP report, not a broker price opinion or comparative market analysis, and not legal, tax, lending or investment advice or advice to buy, sell or borrow against any property or invest in any security. It is not for use by lenders or in any loan or federally related transaction. The 12% profit target is a modeling choice, not a recommendation or a promise. Its results are only as good as the numbers you enter, especially the exit value. Make your own decisions and check them with your own professionals.

Payment

Payments are handled by Stripe. We never see or store your card number.

Refunds

Full refund of the price you paid on request within 7 days of purchase, no questions asked. See the refund policy.

Limits

To the extent the law allows, our total liability for any report is limited to the price you paid for it.
