- `okc_site_facts`: coming. Zoning and planning facts for an OKC address, once a data source that allows automated access is in place.
- `okc_flip_math` (free): asking price, reno budget, and exit value (or NOI and cap rate) -> whether the flip works at ask, is close, is too rich, or works at no price, on stated OKC hard-money terms. Returns a link to the paid OKC Flip Report (exact max modeled price, break-even, price ladder, what-if checks, cost sheet) with the deal filled in.

## Rules

- Read-only. Results are estimates from the numbers given, not an appraisal, legal or investment advice.
- Rate limit: 60 requests an hour per caller.
- Requests are logged (address, inputs, calling app name, a hashed IP). An email is stored only if the caller passes notify_email.
- The full OKC Flip Report is sold on this site; the tool's answer includes a link with the deal filled in.
